How about an incubator for light industrial start ups?

Correction: Semersky Enterprises operates the Chevy Exchange at 1 Sherwood Terrace, the Saab Exchange has been closed since November 2011.

I hear that rumors that the Walmart in Waukegan is going to be closing because gang problems and Dominick's isn't doing so well. Why not put walmart in where Shepard used to be and maybe connect that to the back of Carriage Shopping Center?

If you put a retail store there then it might business away from LB downtown. Look what the Glenview people were saying about the Glen Town Center going up, no one wanted it because it would business away from there. Currently any stores in the Glen are dealing with the developer not paying the bills and face foreclosure.

Another idea would be a hardware store like Lowes, because Home Depot is in Waukegan and Vernon Hills where Lowes in Vernon Hills but they would be smart to build in Lake Bluff. Lake Bluff/Lake Forest/Knollwood/North Chicago and Waukegan residents would shop there and it is a great income driver.

If Shagbark Road is extended through to the south and connected to Albrecht, the site could have multiple new uses. This would have to be done with some sensitivity to the impact on existing homes on Shagbark and increasing traffic in the industrial park, but it would make the site more attractive to businesses.

I have no idea how much space there is but if possible I would like to see a few attractive housing units, maybe duplexes, for affordable housing.

The area is zoned commercial. The Village needs new sales tax revenue sources. I would hope that the Village Board would not re-zone from commercial to residential at the same time that the Village is making immense payments to the pension funds.

A mall. We have to drive to Vernon Hills or other towns to shop.

LMS is right, but the mall does not necessarilly need us. At least no mall developer has shown any interest in us in the past.

I read in the Lake Forester and agree with Rick that Shaqbark would go through to the industrial park I heard that there plans for a cloverleaf and entrance onto 41 going south would be put there. I also remember that some company that does X-rays or scans was looking at that property, but NLFH refused to be put there. (Northwestern Lake Forest Hospital)

With regard to the interchange with US41, at that same meeting Village Prez Letchinger estimated that the cost of a diamond (not a cloverleaf) style interchange would be $22,000,000. Unfortunately, that's not going to happen in the current environment.

This property has been vacant for nearly a year and looks it.

I believe the limited traffic capacity on highway 176 will discourage any big box store. The situation has become worse with the Canadian Pacific rail traffic increase. Also, the access to Highway 41 is archaic, dangerous, and primitive.
It is simply inconvenient to travel to the Sheppard property.

There are not enough consumers in LB-LF to support a big box store. Highland Park and Deerfield already have excellent shopping. What will cause consumers living west of the Tollway to fight the traffic on 176 to visit a store on the Sheppard site.

One possibility is a major North Shore medical building consolidating the hodgepodge of offices inside the industrial park. That might make North Shore more competitive with the new NorthWestern Lake Forest complex.

Another possibility is a full size Dominick's. The current store occupies a former Treasure Island site and leaves a lot to be desired in comparison to Sunset, Marianos, and Jewel.

Finally some expansion of the Knauz facility would be a good fit assuming they need the space.
