A Lake Forest mansion built in 1894 and owned by a trust whose beneficiary is a former Wal-Mart executive is on the market for nearly $6 million, reports ChicagoRealEstateDaily.com. Coldwell Banker lists the 10,000 square-foot, eight-bedroom home at 100 Pembrook Drive for $5.95 million. The home was purchased by Jane Thompson, former president of Wal-Mart's financial services unit, and her husband, Stephen, for $2.3 million in 1994, according to ChicagoRealEstateDaily.com. The home features a state-of-the-art deGiulio kitchen, a library, seven fireplaces, a billiard room, media room, lap-size pool and a pool house, according to the listing.

New data released this week shows Chicago area home prices fell 0.8 percent in February.
In February, Chicago-area home prices dropped for the sixth straight month according to new data released this week by S&P/Case-Shiller. The data reflects single-family home prices fell 0.8 percent in February compared with January. However, Chicago area home sales prices were up 5.1 percent compared with Feb. 2012, which is the second smallest year-to-year increase after New York in a 20-city index provided by S&P/Case-Shiller, reported Crain's Chicago Business. “Home prices continue to show solid increases across all 20 cities,” said David M. Blitzer, chairman of the Index Committee at S&P Dow Jones Indices, in a statement. “The 10- and 20-city composites recorded their highest annual growth rates since May 2006.” Local prices are down …

More than 36 percent of Lake Forest homeowners and 20 percent of Lake Bluff homeowners own their homes outright.
Communities with a large segment of senior citizens or high median incomes tend to have the highest percentage mortgage-free homes, according to Crain’s Chicago Business. In Lake Forest, 36.2 percent or 6,070 of homes are mortgage free, according to Crain’s analysis. In Lake Bluff, 20.3 percent or 1,962 homes are mortgage free. Illinois home foreclosure activity is four times the national average, reports Chicago Real Estate Daily. Data reflects nearly 138,000 homes in Illinios were in "foreclosure inventory" at the end of the first quarter, 36 percent higher than the same period last year, according to the story. Home sale prices in Lake Forest and Lake Bluff have dropped, according to a recent Chicago Magazine article. The article profiled what homes cost in several suburbs and Chicago neighborhoods. Though home sale prices are down in Lake Forest and Lake Bluff, prices are up in neighboring Deerfield, Highland Park and Northbrook. The magazine’s data shows the median sale price for a Lake Forest home in 2012 was $700,000, down 16.7 percent from 2011, and 28 percent since 2006. There were 240 home sales last year in Lake Forest, with homes staying on the market an average of 240 days, the magazine reports. Home sales and prices were higher in February in the seven-county metropolitan Chicago real estate market, according to an analysis by RE/MAX. The number of homes changing hands increased 21 percent and the median price of a home sold last month climbed 4 percent when compared to February of last year. In its analysis of home sales reported by Midwest Real Estate Data, LLC, the regional multiple listing service, RE/MAX found that February home sales totaled 5,843 units, up from 4,840 a year ago, while the median price advanced to $141,000 after coming in at $135,900 during the prior February.
